French Drain Installation in Kansas City
A french drain is a trench, a perforated pipe, filter fabric and washed rock. Water moves into the rock, falls into the pipe and leaves by gravity. Two things decide whether it works: where the water actually is, and where it can go. Runs are quoted per linear foot from a written scope.
Depth is a local question here. South of the river you are working over the Bethany Falls Limestone, where water perches on rock and moves sideways. This metro has no common standard, and the differences are not small. Lee's Summit requires a land disturbance permit above 2,000 square feet. Kansas City requires nothing under one acre, which is 43,560 square feet. Olathe requires a permit for grading generally, with no acreage floor. Independence exempts work under 50 cubic yards and one foot deep, but only where it does not obstruct a drainage course.
The design standards diverge too. Independence still enforces the 1990 edition of APWA Section 5600. Overland Park enforces the February 2006 revision of the same regional document. Same standard, sixteen years apart, forty minutes apart.

- Runs are quoted per linear foot from a written scope. Depth, whether a gravity outlet is available or a pump is needed, hardscape cutting and equipment access are what move a job within that band.
- How long should water stand in my yard after it rains?
- Hours, not days. Water still standing a day or two after the rain stopped means either there is no fall to an outlet or the soil will not accept it, and those two need different fixes.
- Can my sump pump discharge into the sewer?
- Not in Kansas City. Ordinance No. 150452 prohibits connecting sump pumps and downspouts to the sanitary sewer, and KC Water will disconnect an existing connection for free through its Keep Out the Rain program.
- Do I need a permit for drainage work in the Kansas City metro?
- It depends entirely on which city you are in, and the thresholds are wildly different. Lee’s Summit requires a permit above 2,000 square feet of disturbance. Kansas City requires nothing under one acre. Olathe requires one for grading generally. We check before quoting.
- Why is my neighbor’s yard dry and mine is not?
- Usually backfill and grade rather than soil type. The ground against a foundation is disturbed fill, not native ground, and it collects water preferentially. Two identical houses on one street can behave completely differently for that reason.
- Is a french drain or regrading the right fix?
- If the water is surface water and there is fall available, regrading is cheaper and better. If it is groundwater moving laterally through saturated soil, a drain is the tool. We shoot grades before proposing either.
